Southern Hanoi real estate surges thanks to a boost from two major hospitals

The southern Hanoi real estate market is standing at an important turning point as a series of key social infrastructure projects are nearing completion and preparing to come into operation. In particular, the second campuses of Bach Mai Hospital and Viet Duc Friendship Hospital, expected to become operational by the end of 2025, are seen as a strategic catalyst. Their presence is set not only to elevate living standards but also to create strong momentum for real estate development in the southern gateway of the capital. The second campuses of Bach Mai Hospital and Viet Duc Friendship Hospital were launched in 2014, each with a planned capacity of over 1,000 beds. In response, the Party and Government leadership have recently issued strong directives to remove bottlenecks, accelerate construction, and bring the two major hospitals into operation as soon as possible. On March 13, Deputy Minister of Health Le Duc Luan chaired a comprehensive review meeting to address outstanding issues at both projects, reaffirming the determination to complete and put them into operation on schedule.

From the healthcare sector’s perspective, leaders of both hospitals have confirmed that human resources and accommodation for medical staff are fully prepared. Bach Mai Hospital Campus 2 alone is expected to deploy around 1,200 doctors and medical personnel, supported by a modern equipment system, enabling immediate operation upon handover.

This decisive leadership and implementation not only underscore the importance of the two hospitals to the national healthcare system, but also reaffirm the pivotal role of social infrastructure in the development strategy for southern Hanoi. With a combined capacity of more than 2,000 beds and professional standards equivalent to their main campuses, the hospitals will help ease pressure on central hospitals in the inner city, while improving access to high-quality healthcare for residents in southern provinces and the Red River Delta.

The Healthcare Infrastructure “Catalyst” and Its Spillover Effects on Southern Hanoi Real Estate

According to economic experts, the early operation of these two major hospitals will generate strong spillover effects. Beyond medical services, they will act as magnets attracting residents, experts, doctors, and a wide range of supporting services, including housing, retail, accommodation, education, and healthcare-related services.

Associate Professor Dr. Tran Dinh Thien noted that when high-quality healthcare infrastructure is integrated with synchronized transport connectivity and the Tam Chuc – Bai Dinh – Trang An – Perfume Pagoda cultural and spiritual tourism corridor, southern Hanoi will see its development momentum significantly amplified, advancing in tandem with major centers of the expanded Capital Region.

Healthcare, transport, tourism, and services are forming a comprehensive ecosystem, enabling the area to target double-digit economic growth, with expectations of around 10.5% this year. This provides a solid foundation for southern Hanoi’s real estate market to accelerate and reposition itself on the Red River Delta property map.
